If you’ve not already done so, please return your ballot by 5pm October 28th. If you have misplaced your voting materials, please email the Board. We will get you a replacement ballot.
HOLIDAY LIGHTS DO NOT REQUIRE HOA APPROVAL
There seems to be some confusion on holiday lights. Homeowners are not required to ask for HOA approval for holiday lights. Specifically:
The language in Section 5.16 of the proposed consolidated covenants reads, “Exterior lighting, including temporary holiday lighting, is subject to requirements set forth in any Architectural Requirements.” The Architectural Requirements (a.k.a. architectural guidelines) have not yet been written and the prevailing architectural guidelines in the current covenants are silent on holiday lights. Therefore, there are no restrictions or approval requirements for holiday lights. Decorate away!
We will clarify the issue of holiday lighting in the new architectural guidelines.
LOOKING BEYOND THE COVENANT VOTE
We have 4 weeks to get all the remaining votes in for the consolidated covenants. This vote is the culmination of years of work from previous and present HOA homeowners and board members. Your participation is needed to get the new covenants passed so we can move on to other important projects like updating the architectural guidelines, implementing solar lighting for HOA entrance signs to reduce electricity use, and re-landscaping some of the entrances to reduce water use. We look forward to these projects and will seek homeowner participation. More to come on those topics.

- A new Colorado law (SB22-1137) required updates to our Collections and Enforcement policies. Those policies can be found on the Documents page of the website.
- The HOA is in the process of transitioning our landscape maintenance and snow removal to a new vendor.
